Seneca Market I, LLC (Seneca Market) purchased a three-acre underutilized site in Watkins Glenn, NY that included a former dry cleaner, a former bus garage and a former asphalt processing facility.

Former Superfund Site
This site was investigated and partially remediated under the New York State Department of Environmental Conservation (NYSDEC) Superfund Program.

Hazardous Soil Removal
Contaminants of concern at the site included petroleum-related volatile organic compounds (VOCs); semi-volatile organic compounds (SVOCs) and chlorinated VOCs in soil and groundwater.

Underground Tanks Removal
Numerous underground storage tanks (USTs) and in-ground hydraulic lifts removed from the site.

Project Highlighted on NYSDEC Website as Brownfield Success Story
Benchmark assisted Seneca Market in qualifying the site for the New York Brownfield Cleanup Program (BCP) and transitioning the former Superfund portion of the site to the BCP. Seneca Market successfully remediated and redeveloped the site as an upscale hotel, with tax credits that covered the cost of the environmental remediation work and a net gain of over $1 million. Seneca Market was indemnified of environmental liability from the NYSDEC in December 2008.
